What we check
What goes on our snag list
Every item is numbered, photographed and listed room by room, so your builder knows exactly what to fix and where. Typical items include:
- Building Regulations: we review the finished work against the Technical Guidance Documents (TGDs).
- Kitchen: cupboard doors and drawers that don't close or line up, and gaps in the worktop sealant.
- Bathrooms and en-suites: missing or poor sealant around baths, showers and basins, and loose or uneven tiles.
- Living rooms and bedrooms: paint runs, marks and patchy finishes on walls and ceilings.
- Skirting and architraves: gaps, poor joints and missing filler.
- Internal doors: doors that stick, catch on the floor or don't latch.
- Windows: windows that don't open, close or lock properly, and scratched or damaged frames and glass.
- Stairs and landing: loose handrails or balusters, and creaking treads.
- Attic: missing or disturbed insulation.
- Outside: uneven paving, unfinished pointing, and gutters, downpipes and fencing that aren't complete.
A list you write yourself is a good start. A professional snag list is more thorough, and builders take it more seriously.

Questions
Snagging Survey questions
When should I book a snagging survey?
Ideally once the house is finished but before you close the sale, while the builder still has the strongest incentive to fix items.
How many snags is normal?
It varies widely. A typical new build list runs from a few dozen to well over a hundred items, most of them small finishing faults.
Do you re-inspect after the builder fixes the snags?
Yes, a re-inspection can be arranged. Give us a call and we will quote for it based on the original list.
Does the builder have to accept my snag list?
Builders are obliged to complete the house to the standard set out in your contract. A professional, photographed list is far harder to dismiss than a handwritten one.
What is a snag list?
A list of defects and unfinished items in a new home, from paint and sealant to doors, windows, tiling and external works. It goes to the builder, who fixes the items before you close or soon after.
Can I do my own snag list?
You can. A professional snag list is more thorough, is photographed and numbered room by room, and builders take it more seriously.
How much does a snagging survey cost?
From €492 incl. VAT.
Is a snagging survey the same as a pre-purchase survey?
No. Snagging checks finish and workmanship on a new build. A pre-purchase survey looks at the condition of a second-hand home.
Does snagging check Building Regulations compliance?
We review the finished work against the Technical Guidance Documents that support the Building Regulations, and note anything that doesn't meet them. A snagging survey isn't a compliance certificate. If you need written evidence that work complies, see our Opinion on Compliance.
