Terms of service
Last updated: September 2026
1. These terms
These terms apply to all surveys, inspections, reports and certification provided by My House Survey Ltd. By booking a survey you accept them. Questions? Contact robert@myhousesurvey.ie.
2. Bookings and prices
Prices shown on this site include VAT and apply to standard residential properties within the areas we cover (Dublin and Meath). Larger, unusual or distant properties may attract an additional fee, which we will confirm before the survey. A booking is confirmed once payment or a written confirmation from us has been received.
3. Access
You are responsible for providing the details we need to arrange access. Where access cannot be obtained on the agreed date through no fault of ours, a further visit may be chargeable. Areas that are locked, sealed, inaccessible or obstructed at the time of inspection cannot be reported on.
4. Scope of the survey
Our surveys are visual and non-invasive unless otherwise agreed in writing. We do not lift floor coverings, open up construction, test services, or inspect areas that are unsafe or inaccessible. A survey is not a valuation, a structural warranty, or a guarantee against future defects. Where further specialist investigation is advisable, the report will say so.
5. Reports
Reports are normally issued within three working days of the inspection, subject to receiving any information we need from you or third parties. Reports are prepared for the named client and for the stated purpose. They may not be relied on by any other party without our written consent.
6. Payment
Fixed-price services are paid online at the time of booking. Quoted services are invoiced as set out in the quotation. Reports are released once payment has been received in full.
7. Cancellation
You may cancel or reschedule at no charge up to 24 hours before the agreed inspection time. Cancellations inside 24 hours, or where the surveyor attends and cannot gain access, may be charged at up to 50% of the fee to cover the time allocated. Where you are a consumer, the statutory right to cancel a distance contract within 14 days applies, except where you have asked us to begin the service sooner and it has been performed.
8. Liability
We carry professional indemnity insurance and our liability is limited to the level of cover in place at the time the service is provided. We are not liable for indirect or consequential loss. Nothing in these terms limits liability that cannot be limited by law.
9. Complaints and governing law
If something is not right, contact us first and we will work to resolve it. These terms are governed by the laws of Ireland and are subject to the exclusive jurisdiction of the Irish courts.
